3. Scope and basic activities

It is estimated that up to 25,000 people will work in the proximity of Spencer Dock, with a further 6,000 living there by its completion in 2014. A new railway station has opened which facilitates people living and working in the Docklands area. This forms part of the Government's €34.4billion transport investment plan, Transport 21. As part of this concept, Iarnród Éireann also plans to develop an Interconnector, envisaging an underground link from Spencer Dock onwards to Pearse Station and Heuston Station. The rejuvenation of Dublin's Docklands and the inception of the IFSC has attracted more than 370 international companies employing more than 14,000 people.  Spencer Dock will have over 300,000 sq m of first class commercial space - space that will become much sought after by Irish and international businesses, as well as entertainment and leisure organisations. State-of-the-art commercial accommodation will be complemented by extensive residential accommodation, restaurants, shops, nearby health clubs, bars and leisure facilities. 4. Ideas for a change (activities)

Phase 1 of retail in Spencer Dock offers an excellent opportunity to cater for the working and residential population. To meet this vision, opportunities are available for high quality shops, restaurants and bars to service the rapidly expanding residential and office populations, both in Spencer Dock and the surrounding areas. All the units are completed to a shell specification, each unit includes mains services to a single point ready for distribution by an incoming tenant. Specifications and detailed floor plans are available upon request from the Agent. Construction of a new bridge at Spencer Dock, which will allow the Luas Red Line to be extended from Connolly Station to the Point, will begin in the new year. The Spencer Dock bridge is the principal piece of infrastructure necessary for the line extension, which will bring the Luas through the heart of the IFSC with stops at George's Dock, Mayor Square, Spencer Dock and the Point. It will also carry two traffic lanes as well as a pair of cycle tracks. The bridge, designed by London-based architects Future Systems and Arup Engineers, will be a "landmark structure", the Railway Procurement Agency (RPA) said.
